Spare Room Staging When Selling Your House
April 10, 2010
Staging a guest bedroom should usually be the easiest task while preparing your house for selling. Like every room in your house, this one still needs to staged perfectly.
The items in the bedroom will probably be in acceptable condition as this room is probably only used now and again. However, sunlight or humidity can naturally damage materials even when the room is empty, so don’t forget to look closely at it. Musty spells often happen when a room is unused so make sure fabrics such as bedding and carpets are washed.
This room is often used as a junk room, a space to put those items we don’t know what what to do with or those items we are keeping hold of for a rainy day. The opposite is needed – bed, nightstand, simple chair and closet are all you should have in a second room. Also try not to transfer the clothes from the master bedroom to the second room during staging. Visitors like to nosey the rooms and you don’t want that “Aaaha” effect when they find your hidden treasures moved from other rooms.
For future buyers to discriminate between the bedrooms you could try the following plan. You could make the guest bedroom look like a hotel room, with a little fridge in the cupboard and a telephone and notepad on the bedside table. This will show buyers that the room is indeed only utilized as a second room.
Staging this area is roughly the same as staging any bedroom in your house. Keep the room airy, clean, with no brassy colors or accessories. You can target your efforts on other rooms, but be sure not to leave any unseen dangers for your house image, because guests will discover them sooner or later. If you aren’t sure whether you are able to stage the bedroom to the standard you desire, hiring a professional house stager would be the answer.
