Make your house and your yard great and your selling price will be great also.
Finally, there are the undefinables. A property that is a part of history will decidedly sell higher, so make that as a good selling item also. Play up that place in history, no matter how minor and you got an edge.
Then remember that the amount the property appraiser is not the final word on what price your home may sell; it is just in fact a beginning price. You can raise or depress that price by what you do or not do to your home before you try to sell it. But then naturally the last decision on how much to sell it is yours since you are also selling a part of your life and remembrances.
